Cats are welcome at Briarwood, while dogs are not permitted, helping preserve the calm environment that many residents appreciate. 

Residents enjoy access to a swimming pool and a clubhouse, both maintained by the homeowners association. The HOA also provides lawn care, snow removal, water service, and trash service, creating a hassle-free living experience for owners and tenants alike. The community permits investors and rentals, with approximately 90 of the 138 units owned by investors. Approximately 15 owners own 2+ units at Briarwood.

• Dues: Homeowners are assessed monthly, with special assessments on an as-needed basis. The most recent special assessment occurred prior to 2021.
• Insurance: The association maintains a master insurance policy covering the exterior of the buildings and all common areas. Homeowners are required to carry HO 6 policies to cover the interior of their homes. While not required, Briarwood recommends adding a Loss Assessment rider of $50,000 to homeowner HO-6 policies.
• Ownership Restrictions: None. Briarwood permits investor owners and rentals, with roughly 90 of the 138 
• Additional Information/Restrictions: Note that no gas or charcoal grills are permitted by the HOA due to City of Topeka fire code, which prohibits grills within ten feet of a multifamily (3+) dwelling. Electric grills are permitted by City of Topeka fire code, but must be located at least 10 feet away from the building exterior. Additionally, while cats are welcome at Briarwood, dogs of any kind are not permitted.
