Deauville Condominium Association is a well-maintained, 92-unit owner-occupied community ideally situated in central Topeka. Deauville is located near Huntoon and Fairlawn, just minutes from Gage Park, the Topeka Zoo, the Governor’s Mansion walking trails, and some of the city’s best shopping and dining, Deauville offers both comfort and convenience. For commuters or weekend travelers, I-70 is roughly five minutes away, providing quick access to destinations beyond the city.

The neighborhood consists of 24 distinct buildings. In addition to the clubhouse, each of the 23 residential buildings at Deauville contains four units with individual interior entrances. Residents enjoy a private swimming pool and clubhouse, both maintained by the Association. Dues and voting rights vary slightly between upper and lower units based on the floor level and the number of bedrooms.

Deauville is unique among Topeka-area associations in employing a resident property manager, who helps ensure the community remains clean, orderly, and well cared for. There is a Board of Directors comprised of five owners who have been elected to represent the owners of the 92 units and make decisions on behalf of the Association.

  • Homes: 92 owner-occupied condos with one or two bedrooms in 23 fourplex buildings.
  • Amenities: Swimming pool, clubhouse, resident property manager, snow removal, and lawn care. Basic Cable TV service plus HBO, water service, and trash service are included in the HOA dues.
  • Insurance: The association maintains a master insurance policy which is covered by the monthly dues, not an annual special assessment. Homeowners are required to carry HO6 policies to cover the interior of their homes and are required to carry sewer backup coverage as the HOA is not responsible for interior damage related to sewer backups.
  • Ownership Restrictions: Yes. Deauville is an owner-occupied community. Owners purchasing their property after an amendment to the declarations in 2006 are not permitted to rent or sublease their unit. An owner listed on the title of the property must be an occupant of the unit.
  • Additional Information/Restrictions: Balconies and patios are not part of a unit's property title, and they are defined as limited access common property in the Association's governing documents. Owners must grant access to their units for any necessary repairs or replacements within another unit or the common area with a reasonable notice. Pets are limited to two per unit with a restriction that each pet must not be more than 20 inches in shoulder height. Exotic and farm animals are not permitted. Owners may not drill into the building exteriors without board approval including for cabling and internet access (interior splitters are required to be used). Owners may not attach anything to the exteriors of the building without board approval with only very limited exceptions as specified in the rules and regulations. Note that no gas or charcoal grills are permitted by the HOA due to City of Topeka fire code, which prohibits open flame grills within ten feet of a multifamily (3+) dwelling. Electric grills are permitted by the City of Topeka fire code as long as they do not have an open flame. Kansas Law prevents smoking in the common areas of condominiums and within ten feet of any doorway, open window, or air intake where smoking is prohibited (which includes each unit’s entryway). Each unit has an assigned parking space and may use one guest parking space if available, with other vehicles parked in the street.
