A Private, Owner-Occupied Condo Community in Southwest Topeka

Established in 1979, Pheasant Run Condominiums is a private community featuring 102 owner-occupied homes. The neighborhood consists of thirteen duplexes and nineteen four-plexes, thoughtfully arranged to foster both privacy and connection.

Nestled just off 21st and Westport in Topeka, Pheasant Run offers quick access to the city’s best shopping, dining, and services while preserving the quiet charm of residential living. The community boasts a large, heated swimming pool and a well-appointed cabana, complete with a kitchen area  and restroom - ideal for relaxing or hosting small gatherings. A former tennis court has been creatively repurposed into a community dog park, making Pheasant Run welcoming for pet lovers. 

In addition to covering most exterior (the HOA is responsible for siding and roof maintenance; though doors and windows are the responsibility of the homeowner and most be approved by the HOA) Pheasant Run provides lawn care and snow removal, helping residents enjoy a low-maintenance lifestyle. The neighborhood is governed by an elected Board of Directors, and rentals are not permitted, ensuring a strong sense of pride and ownership throughout the community.

  • Homes: 102 (13 duplexes, 19 four-plexes)
  • Amenities: Heated pool, trash service, cabana, dog park, lawn care, snow removal, parking (some assigned parking is covered).
  • Dues: Homeowners are assessed monthly, with special assessments on an as-needed basis. The most recent special assessment was in 2023.
  • Insurance: The association maintains a master insurance policy with a $20,000 or 5% wind/hail deductible. Homeowners are required to carry HO 6 policies to cover the interior of their homes. While not required, Pheasant Run recommends adding a Loss Assessment rider of $50,000 to homeowner HO-6 policies.
  • Ownership Restrictions: Yes. Pheasant Run is an owner-occupied community and does not allow short or long-term rentals.
  • Additional Information/Restrictions: Note that no gas, charcoal, or electric grills are allowed by the Association's insurance policy. Homeowners are responsible for the upkeep of their patio and deck areas.
